Seeing the actual unit when your starting work calendar leaves no room to fly in.
Relocating for a role that starts in three weeks rarely leaves time for a house-hunting trip. That is the normal case, not the exception, and the tour options are built for it.
There are two that work: a self-guided tour once you are in town, and a video walkthrough of the specific unit if you are not.
About travel times. We do not publish drive-time figures between our rentals and any employer site. Any travel time you see elsewhere is an estimate. Confirm your reporting address with your employer and drive the route yourself, at the hours you will actually travel it.

You enter the actual unit on your own schedule after identity verification. Book one here. Best option if you can be in Memphis at all.
Video walkthrough
Ask us to walk the specific apartment on camera. Insist on the unit you would lease, not a model or a similar layout.

How a self-guided tour actually works
The format is unfamiliar the first time, and the unfamiliarity is most of why people rush it. The sequence is short.
- Book a time
Choose a slot through the showing scheduler. Slots are generally wider than office hours, which is the point if you work shifts or are in Memphis for a single weekend. - Verify your identity
You confirm who you are before access is granted. Bring the ID you registered with; a mismatch is the ordinary reason someone ends up standing outside a unit they booked. - Get access instructions
Your confirmation explains how to enter and what to do when you finish. Save it offline — signal inside an unfamiliar building is not something to find out about on arrival. - Tour on your own
No agent walking beside you, no hurry, and no sales conversation while you are trying to think. - Ask afterwards
Send your questions once you have seen it. They are consistently sharper than the ones you would have asked on the spot, which is the quiet advantage of touring alone. - Apply if it fits
Through the online application.
Most people still walk the whole unit in four minutes and learn almost nothing. What follows is how not to.
Take this with you
- Photo ID matching your booking
- A charged phone, for photographs and notes
- A tape measure, if furniture fit matters
- A written list of questions
- The address and access instructions saved offline
One caution belongs here rather than buried further down, because it is specific to the format this page recommends. The Federal Trade Commission notes that seeing a property — in person, through someone you trust, or on video — is still not a guarantee that it is genuinely available, and that because rental scammers generally will not meet you face to face, some of them set up self-guided tours precisely to appear legitimate, copying listings from landlords who use self-tour services (Federal Trade Commission, Rental Listing Scams). Touring alone is the right choice for most relocating renters. It is not, by itself, proof of anything, which is why the verification step below is not optional.
What to do while you are inside
- Run the water
Every fixture. Check pressure and how long hot water takes. - Run heating and cooling
Memphis summers make this non-negotiable. - Open and close everything
Windows, doors, cupboards. Sticking windows are a sign of other things. - Stand still and listen
Two full minutes. Traffic, neighbours and mechanical noise only surface when you stop moving. - Photograph everything
Especially anything you would want documented at move-in. Memory is not evidence. - Check the practical geometry
Where furniture goes, where wet boots go, where laundry lives. Rooms photograph better than they live. - Walk parking to door
As though carrying shopping, in the rain, at the end of a shift.
Verifying before you commit
Remote touring and rental fraud use the same tools, which is why verification has to happen before any money moves. Confirm the management company independently — its own website, phone number and address — rather than trusting contact details supplied inside a listing.
The warning signs are consistent: urgency, a request to wire funds, pay by gift card or pay in cryptocurrency, a price noticeably below comparable units, and reluctance to show the specific apartment. Any one of them is reason enough to slow down, and a legitimate unit will survive the delay. Those three payment methods are singled out for a reason: the FTC’s guidance is that sending money by wire transfer, gift card or cryptocurrency is like sending cash, and once it is gone you probably cannot get it back.
Questions to ask before you leave
- Which utilities are in the resident’s name for this unit?
- Where do residents park, and is any space assigned?
- What is the pet policy for this specific apartment?
- How are maintenance requests submitted, and what counts as an emergency?
- How are packages received and stored?
- What is the exact move-in date and key handover process?
- What is due at signing, and how is it paid?

Yes, if you have toured it by video and verified the management company independently. Do not skip either step.
Do self-guided tours need an appointment?
You book a time slot and verify your identity first. That is what allows access outside office hours.
Can I tour several units in one trip?
Yes — that is one of the main advantages of self-guided touring. Tell us your travel window and we will tell you what is available to view.
What if the unit is not as described when I arrive?
Document everything at move-in with photos and the condition form, and report issues in writing through the maintenance process in your lease.
