A practical, renter-first guide to choosing where to live, leasing before you arrive, and getting set up in your first weeks — from a Memphis property manager.

Relocating is mostly a sequence of decisions made with incomplete information: which part
of town, how long a commute you will actually tolerate, whether to sign a lease sight-unseen.
This guide is written to make those decisions easier, using what we see every day as a
property manager leasing to people moving to Memphis.

Why people relocate to Memphis

The renters we lease to most often arrive for one of a few reasons: a job in logistics,
healthcare, manufacturing or technology; family already in the area; or a lower cost of
housing than the metro they are leaving. Memphis sits at the corner of Tennessee, Arkansas
and Mississippi, which means the metropolitan area crosses three states — worth knowing
before you compare addresses, taxes and school districts.

Employment

Memphis International Airport anchors a large logistics and freight sector, alongside major healthcare, education, manufacturing and technology employers across the metro.

Housing costs

Renters relocating from larger metros generally tell us their housing budget goes further here. Compare total monthly cost — rent plus utilities plus commuting — rather than rent alone.

Culture and food

Memphis is a music and food city with a deep cultural calendar. Neighborhoods differ widely in character; visit if you can before you commit.

Choosing where to live

Start from the places you will go most often — work, school, family, a hospital, the
airport — and work outward. In a metro built around a highway loop, two addresses the
same distance apart on a map can be very different drives.

We do not characterize neighborhoods as good or bad. What we can tell you is what to check
for yourself, in person or with a map, before signing.

  • Drive the commute at the hour you will actually drive it, in both directions
  • Check which school district and school zone the address falls in, directly with the district
  • Look at where you will buy groceries, fill a prescription and get gas
  • Note whether parking is on-street, assigned, or a shared lot
  • Visit at a weekend and an evening, not only a weekday afternoon

Commuting and getting around

Interstate 40 crosses the metro east to west, and Interstate 240 loops the city core;
several US highways, including US-51, carry north–south traffic. Memphis Area Transit
Authority (MATA) operates buses, and Memphis International Airport (MEM) serves the region.
Most renters here budget for a car, including insurance, fuel and parking — factor that
into your total monthly cost rather than treating it as separate.

A note on commute times. We do not publish estimated
drive times between our rentals and any employer. Traffic, shift times and construction change
them constantly — check your own route, at your own hours, before you sign.

Renting before you arrive

Plenty of our residents sign a lease before they ever set foot in Memphis. Done carefully,

Utilities and moving logistics

Utilities

Memphis Light, Gas & Water (MLGW) is the municipal provider for most Memphis addresses. Ask which utilities are in the resident’s name for your specific unit, and start service so it is on before move-in day.

Internet

Availability varies by address and building. Confirm which providers serve the exact unit before you assume a plan or speed.

Renters insurance

Commonly required on a lease. Arrange it before move-in so you are not delayed at key handover.

Address changes

Update your mailing address, driver’s license, vehicle registration and voter registration according to Tennessee’s requirements after you arrive.

Weather worth preparing for

Memphis summers are hot and humid, and winters are generally mild with occasional
ice storms that can disrupt travel and power. Spring and late autumn bring periods of severe
weather. Practically: make sure air conditioning is working before summer, know where your
unit’s interior sheltering space is, and keep a small emergency kit.

How far ahead should I start looking for a Memphis rental?

Most renters start seriously looking about 30 to 45 days before their move date. Earlier than that and much of what you see will already be leased by the time you arrive; later than that and you may be choosing from whatever is left.
