Birmingham’s Nebius AI Factory Could Be a Much Bigger Deal Than It Looks

Birmingham is quietly entering the AI infrastructure race.

Nebius is developing a major AI computing campus in Oxmoor Valley, and while it may initially sound like “just another data center,” the scale and surrounding infrastructure suggest something much bigger. The project is expected to require roughly 300 megawatts of power, with construction continuing through 2028. That matters because AI infrastructure is becoming one of the largest capital-investment stories in the country. These facilities require enormous amounts of electricity, specialized cooling, high-capacity fiber, substations, transformers and advanced electrical equipment. Once a city proves it can support that kind of load, it becomes much easier for the next major technology company to consider the same market.

That may be the biggest long-term impact of Nebius on Birmingham.

Birmingham Is Proving It Can Handle Hyperscale AI

For years, Birmingham’s economic strengths have centered on healthcare, UAB, finance, logistics, construction and advanced manufacturing. Nebius adds a completely new credential: the ability to support hyperscale AI infrastructure.

The project has also moved beyond the conceptual stage. An Alabama Power filing identifies a Nebius affiliate as a contracted large-load customer, meaning the company is securing the power infrastructure necessary to operate the campus. That is especially important because electricity has become one of the biggest constraints facing AI development across the United States.

Alabama Power is already preparing for far more demand. The utility has disclosed roughly 4 gigawatts of contracted data-center load statewide, while Southern Company has estimated that every gigawatt of new large-load demand can require around $2 billion of utility investment in generation and grid infrastructure. That means projects like Nebius can trigger investment far beyond the property itself.

The Real Opportunity Is What Follows

The most interesting economic effect may not be the employees working inside the data center. It may be the companies needed to build and support it.

AI campuses consume huge quantities of transformers, switchgear, cooling systems, batteries, backup generation, fiber, steel, electrical equipment and engineering services. Birmingham already has a strong industrial and construction base, which creates a real opportunity to attract suppliers serving this rapidly expanding sector.

That is how clusters form. One major project creates infrastructure. The infrastructure makes the next project easier. Suppliers follow customers. Contractors gain expertise. Utilities build more capacity. Eventually, a city that once had one large AI facility begins to look like a serious technology infrastructure market.

Birmingham may already be heading in that direction.

Nebius is not the only major project in the region. QTS is pursuing the massive Project Marvel campus in Bessemer, and Alabama Power has additional large-load data-center contracts that have not all been publicly identified. Taken together, that suggests Central Alabama could evolve into a meaningful AI infrastructure corridor rather than simply hosting one isolated development.

Why This Could Matter for Birmingham Real Estate

Large technology projects do not instantly raise surrounding property values, but they can improve the long-term fundamentals of a market.

Infrastructure gets upgraded. Industrial land becomes more valuable. New employers begin evaluating nearby sites. Contractors and suppliers move closer to major customers. Roads, power and fiber improve. Areas that were once overlooked begin to attract more institutional attention.

Oxmoor Valley is particularly interesting because it already has large sites, interstate access, existing industrial uses and proximity to central Birmingham. A multibillion-dollar AI campus can change how investors and developers view the entire corridor.

The effect is gradual, but the pattern is familiar: capital attracts more capital.

Birmingham’s Bigger Advantage May Be the Combination

What makes Birmingham especially interesting is that AI infrastructure is emerging alongside other strong sectors rather than replacing them.

UAB and Southern Research give Birmingham one of the Southeast’s strongest healthcare and biomedical research ecosystems. Central Alabama already has deep advanced-manufacturing expertise. The region has major logistics infrastructure and a large engineering and construction workforce.

If Birmingham can connect those strengths with growing AI capacity, the opportunity becomes much larger than a traditional data-center story.

The city could eventually position itself around a combination of AI infrastructure, healthcare, biotechnology, advanced manufacturing and logistics.

That is a much more compelling economic story than simply counting server buildings.

Nebius matters because it may be the project that proves Birmingham can compete in that world.
