No affiliation. ELM Property Management is not affiliated with, endorsed by, or a housing provider for Anthropic, xAI, or any operator, vendor or contractor associated with the Colossus facility. We are an independent Memphis property management company. This page exists because people doing compute, infrastructure, vendor and contractor work in the Memphis area need rental options, and we can help with that part.
Anthropic has entered into an agreement to use compute capacity associated with the Memphis Colossus facility. Arrangements of that kind typically bring technical personnel, vendors and contractors into an area on project timelines rather than permanent transfers — and those two situations call for very different leases.
People supporting Anthropic-related compute, infrastructure, vendor, or contractor work in the Memphis area may need flexible rental and remote-leasing options. This page is about that housing question only. We make no claims about any company’s local staffing, facilities, hiring or plans.
About travel times. We do not publish drive-time figures for any employer or worksite. Any travel time you see elsewhere is an estimate; confirm your worksite address with your employer and drive or map the route yourself, at the hours you will actually travel it.
Relocation considerations
Project-based technical work creates housing problems that ordinary relocation advice ignores.
Unknown project length
If your assignment could be three months or eighteen, the lease term is the decision that matters most. Tell us the range and we will tell you what is workable rather than guessing.
Short-notice mobilization
Infrastructure work often starts faster than a normal relocation. Self-guided tours and an online application are the fastest path to keys.
Crews and roommates
If several colleagues are arriving together, tell us up front. Every adult typically applies, and coordinating that early avoids delays.
1099 and contract income
Contractors and consultants frequently do not have conventional pay stubs. Ask what documentation works before you apply.
Vehicles, tools and equipment
Work trucks, trailers and equipment change what parking you need. Confirm what a property allows before you sign.
Per-diem and expense arrangements
If a client or employer covers housing costs, confirm how invoices and receipts need to be issued before your lease starts.

Leasing before you arrive
Technical contractors rarely have a spare week to apartment-hunt in person. Everything below can be done from another state.
- Confirm what is available for your date
Start from our current listings rather than an older search result. - Tour it
Book a self-guided showing, or ask us for a video walkthrough of the specific unit if you cannot travel. - Ask your questions in writing
Utilities, parking, pets, lease term and move-in timing — before you apply, not after. - Apply online
Submit through our application with your documents ready. Submitting an application does not guarantee approval. - Read and sign the lease
Term, rent due date, utilities, maintenance process and end-of-term conditions. - Set up move-in
Utilities in your name and renters insurance active for the move-in date, then schedule your key handover.
Documents to prepare
Contract work makes the income section of an application less standard. Raise it early rather than being surprised.
- Government photo ID for every adult on the lease
- Proof of income — recent pay stubs, or your offer letter if you have not started
- Rental history with contact details for recent landlords
- Employer contact details and personal references
- A contract, statement of work or engagement letter showing the assignment window
- Documentation of 1099 or self-employment income, if that is how you are paid
- Details of any employer- or client-paid housing arrangement
Showing options
Self-guided showings are the fastest option when you are mobilizing on short notice — book one here. If you are still out of state, ask us for a video walkthrough of the specific unit.

Frequently asked questions
Is ELM affiliated with Anthropic?
No. We are an independent property management company. We are not affiliated with, endorsed by, or a housing provider for Anthropic, xAI or any operator or contractor associated with the Colossus facility.
Do you offer official contractor or employee housing for AI projects?
No. We manage ordinary rental apartments that contractors lease directly, like any other resident. There is no corporate programme.
My project length is uncertain. What are my options?
Tell us the realistic range before you apply. Term options vary by unit, and it is far better to sort that out before signing than after.
I am paid on a 1099. Can I still apply?
Ask us what documentation works for your situation. Applications are reviewed against the property’s criteria and approval is never guaranteed.
Can a crew of colleagues rent together?
Often yes. Tell us how many adults and we will explain how the application works for a shared household.
Where exactly should I live relative to the facility?
Confirm your actual reporting address with your employer or client — we do not publish facility locations or estimated drive times.
