What Technical Contractors Need Before Leasing in Memphis

The documentation and decisions to have ready before you start an application.

Most delays in contractor applications are not credit problems. They are paperwork problems: income that does not look like a pay stub, an occupant who was not mentioned, or a term nobody discussed.

Have these ready

  • Contract, statement of work or engagement letter showing the window
  • Income documentation matched to how you are paid — W-2, 1099 or firm
  • Government photo ID for every adult who will live in the unit
  • Rental history, including other assignment cities
  • Details of any client- or employer-paid housing arrangement
  • A realistic move-in date, not an optimistic one

Decisions to make before you apply

Term

What happens if the project runs long or ends early? Get the answer from the lease, not a conversation.

Occupancy

Everyone living there is part of the application. Sort it out first.

Vehicles

Work trucks, trailers and equipment need a confirmed parking arrangement.

Billing

If someone else pays, agree the mechanics before the lease begins.

Contract in hand? Tell us the window and we will tell you what terms exist.

Frequently asked questions

Is 1099 income a problem?

It is a documentation question, not an automatic obstacle. Ask what is required before you apply.

Can my company sign the lease?

Ask us — arrangements vary and must be agreed in advance.
