Quick answers for renters

If you are relocating to Memphis for a role with xAI, the housing questions are the ordinary
ones — where to live relative to work, what it costs to get set up, and how to lease from
another state. This guide answers those without speculating about your employer.

What this guide will not do. We do not publish claims
about hiring plans, headcount, construction schedules, facility expansion or job security at
any employer, and we do not estimate commute times to any worksite. Confirm your worksite
address and start date with your employer, then plan your housing around what they tell you.

Choosing a location

Memphis is a driving metro organized around the Interstate 240 loop, with Interstate 40
crossing east to west. Areas differ in housing type, density and how far you are from everyday
errands — and two addresses equidistant from your work can be very different commutes.

Once you have your worksite address, drive the route at the hours you will actually work.
That single step tells you more than any online guide, including this one.

  • Confirm your worksite address before shortlisting areas
  • Drive or map the route at your real start and end times
  • Check what is within a short trip: groceries, pharmacy, fuel
  • Decide how much space you need if you work from home part of the week
  • Confirm internet availability at the specific unit, not just the area

Searching for an apartment

Start early

Begin around 30 to 45 days out. Available units turn over quickly, and what is listed today may be leased before your move date.

Verify before paying

Confirm the manager and the listing independently. Never wire funds, and never pay a deposit through a personal payment app or gift card.

Home-office needs

If you will work from home, check the internet options at the exact address and whether the layout gives you a workable, quiet space.

Lease length

Match the term to how settled you expect to be. Ask what happens at the end of the term before you sign, not after.

Moving from another state

  1. Confirm the essentials
Start date, worksite address, and whether any relocation assistance is provided — all from your employer, in writing where possible.
  2. Set your total budget
Rent plus utilities, internet, transport and renters insurance. Our Memphis cost of living guide walks through each category.
  3. Shortlist and tour
Self-guided, video or in-person tours of units that are actually available for your date.
  4. Apply and sign
Apply online with your documents ready, then read the full lease before signing electronically.
  5. Set up services
Utilities in your name for the move-in date, internet scheduled, renters insurance active.
  6. Handle the state paperwork
Tennessee driver’s license, vehicle registration, insurance and voter registration — confirm current requirements with the relevant Tennessee agency.

Frequently asked questions

Is ELM Property Management connected to xAI?

No. We are an independent property management company with no affiliation to xAI or any other employer. This guide is housing advice for people relocating.

Where should I live relative to my worksite?

Confirm your exact worksite address with your employer first — then choose an area based on that specific route, driven at your own working hours. We do not estimate commute times.

I am moving from another state. What has to change?

Plan for a Tennessee driver’s license, vehicle registration, updated insurance and voter registration, and confirm each requirement with the relevant Tennessee agency, as rules and deadlines change.

Can I lease before I arrive in Memphis?

Yes — self-guided tour, online application, electronic lease. The full process is in our remote renting guide.

What if my start date moves?

Tell us as early as you can. Move-in dates can sometimes be adjusted before a lease is signed; after signing, the lease terms govern. We cannot promise flexibility in advance.
